A homeowner in Sutherlin, OR reached out after discovering moisture issues in their crawl space. Upon inspection, it became clear that the existing insulation had absorbed moisture and begun to deteriorate. To make matters worse, the vapor barrier had been torn and compromised during previous plumbing work, leaving the crawl space exposed to ground moisture and outside air.
This combination created the perfect storm: reduced energy efficiency, potential for mold growth, and an uncomfortable home environment above.
Our Solution: A Clean Slate + High-Performance Upgrade
To restore and improve the homeโs performance, we recommended a full crawl space insulation and moisture control solution designed to deliver year-round comfort and efficiency.
Scope of Work Included:
Removal of Old Insulation and Crawl Space Prep
- Removed 1,120 sq. ft. of moldy, damaged insulation
- Removed compromised vapor barrier
- Prepped crawl space for proper sealing and insulation
Crawl Space Moisture Protection and Air Sealing
- Installed new 6-mil black visqueen ground cover, securely staked
- Wrapped all hot and cold water pipes with protective pipe insulation
High-Performance Insulation Upgrade
- Applied 2 inches of closed-cell spray foam insulation across 1,120 sq. ft.
- Air sealed floor system to prevent outside air infiltration
Note: Work performed with a minimum crawl space clearance of 14 inches to ensure proper installation quality and safety.
